I literally just had the opportunity to listen to Jessica on an LPTE She Leads Community event the other day. And I was so impressed with her and her work that I immediately asked her to be on the podcast. And here we are, two, two, three days later. Um, and we are gonna bring you some amazing things today. Jessica AI Queen Castell. We're gonna talk about building your real estate business with AI way beyond what everybody else is doing with ChatGPT. She's the founder of the Agent AF AI Coaching. How Timeshare Led To Real Estate
Jessica CassellAnd yes, uh, so many people are like, Chat GPT, write me this list in the description, and they go, Oh wow, that's amazing. It was so fast, copy paste, and it's like, no, stop, go back, go deeper, do a little bit more. And there's so many more tools out there besides just ChatGPT that are so incredibly powerful. So, yes, beyond just the ChatGPT, definitely.
Maria QuattroneBeyond just the Chat GPT. So I want to go back for a moment and I want to ask you, how did you decide to get into real estate, first of all?
Jessica CassellSo funny enough, I got into real estate for not to do real estate. It was actually uh so that my best friend and I could sell timeshare, and he had this wild idea like, hey, let's get our uh licenses, let's go sell timeshare for Disney, and that was the plan. I want you to know to this very day, he still is not licensed. I was the only one that did it. I did all the things you're supposed to do. I got the timeshare job and doing all the things, and he still no, so that's how it all started was to to get into timeshare. Um, and uh with timeshare, it was at a call center, so very interesting setup there. Uh, but how it's set up is so we get a certain alphabet of people to call um because they had six timeshares across the country, and I got tired of just the regular normal stuff, I'm always outside of the box. So I started going into Facebook communities and generating leads of people there and bringing them instead of having to go through the whole uh pitch and spiel, I had already had them at a point ready to just, hey, yeah, Mrs. Smith, what's your credit card number? Here we go. However, because they were in certain alphabets across the country, we had to requisition them. And then at some point, the they kind of caught on, they're like, Hey, no, we're gonna keep our Mr. and Mrs. Smith, you can't have that lead. So I said, you know what? Well, it's not working, I'm gonna leave. So, yeah, that was my my timeshare journey for our so you got into it by not getting into it, you timeshare.
Maria QuattroneSo you could have left. There you are, you got in timeshare. How do you decide that you wanted to be in real estate?
Jessica CassellThat was the one thing when I got my license was no matter what happens, with whatever company I'm with, no one can take away the fact that I'm a licensed realtor and I can do anything, and that's always been my mindset from the very beginning is I've got the power, I've got the license, I can do anything.
Why She Moved To LPT
Maria QuattroneI love that. So you got in, you started a team, and you joined LPT three years ago, right? Yep. How did you decide to make the transition to LPT?
Jessica CassellSo my biggest motivating factor, there's a couple, but the top two were that I had an agent who was struggling financially, and I'm always, you know, trying to see what I can do to help them and you know bring them further along in their journey. But I helped her get a couple of her own sales and all that stuff, and the game plan there was for her to pay her MLS dues and get official. Um, but she had other financial interests, and um, she was kind of struggling on the those dues monthly from the brokerage that we were with. And when I heard LPT had no monthly fees, I was like, this is perfect because agents would have to struggle just to stay on board and stay afloat. Sure, you have your MLS due, but your brokerage isn't beating down on top of you as well, you know. So that was one of the reasons. And then the second was I had already been interested in getting some really good print marketing, but the cost was just so like, oh wow, well, maybe I'll get one or two books here and there, right? And when LPT said, no, come with us, we have our own print shop, and you can get them either for free or very discounted. Oh, take me, I'm yours. Hello, hi, let's do business. So it was those two main factors was just the the agent focus and then what resources they just made so readily available to us as agents that were powerful to me.
Thriving In Any Market Mindset
Maria QuattroneYeah, I love the fact that we get that the printed booklets, the box for the listings, it's fabulous. No, LPT, a lot of people don't know, it stands for listing power tools. And there's a nice story behind Robert and all he did and successful beautiful. It's great, it's great. And I love actually the motivation Mondays when Robert comes home Mondays at 11 a.m. every week and gives us it's not always motivational. Last week, I don't know if you saw it, but it's just the way that the industry is today, and the expectation of us having a boom's day where there's going to be more buyers and sellers coming into the market, and that has been a bit paused at the moment, um, most likely due to what's happening um overseas in Iran, etc. So, but we still have to work. So here's the thing, right? Jessica, we still can have a thriving business regardless of what's going on in the economy. 10,000 percent. And and I was so impressed by what you had created. And today I think it's would be great to unpack some things that agents can do right now, the top five things that they can do to use Chat GPT and some of these other systems in a way that they haven't yet probably heard about.
Using AI To Audit Finances
Jessica CassellOh, absolutely. So um the number one thing you can do is get real with your finances, um, especially in light of what's going on globally right now. First of all, I always believe it and in one sense with the market that it doesn't matter what the market is doing, there's always a way for you to pivot. So if there aren't home sales and things like that happening and booming, I guarantee you there's short sales happening, there's foreclosures happening, and there's a spot in there for realtors to bring their expertise into. But um, first thing you need to do is get rid of your finances and see where you are, see what you can actually afford to do. Um, there's nothing worse than overextending yourself and then you know, uh spraying and praying with a lot of hope. Uh, you know, this check is gonna come in, this this deal is gonna go through, and then it doesn't go through, right? So taking uh taking um your bank statements, your credit card statements, and all of those things, and then uploading it into whatever uh AI tool you use. So whether it's Brock, uh MANIS, Perplexity, or Chat GPT, but uploading it and saying, hey, these are my finances, this is how many transactions I've done, um, which I've created a software to help you manage that stuff as well. But these are my finances, and these are the trip transactions that I've done and what I have on my plate right now. Where am I at financially? What do I need to cut out? Um, I was able to save, I think, over $1,200 a month just in the first run of going through this, you know. Um, and just not so much getting lean for the sake of, oh, there's no business coming, but getting lean for the sake of having more money in your pocket and having more freedom and having more money you can either allocate to marketing or allocate to yourself, you know, uh, because that's something that we don't do as agents, is we're constantly running around taking care of everybody else, and it's like, wait a minute, I'm still a human, I'm a person, I have needs, and I need to, you know, take a vacation, even if it's a day or two. So that's uh definitely one of the first ways I would say you can get ahead with AI.
Maria QuattroneSo financing, always knowing where you are with the financing is important. And unfortunately, I don't think that there's enough of us that focus on that. I just did another run myself of going through my Amex bills and what do we really need, what don't we need? Because there is a lot of expenses that people don't account for when you're building a real estate business, not just the MLS dues or what you're paying to the local association or lock boxes, then you have signs and you have systems, and I have so many things, right? You can go down a rabbit hole and have 30 different things, and oh yeah, I mean to to run this business.
Jessica CassellI mean, geez Louise, if if you're running it right and you're running it at full speed, not onesie twosie halfway there, there's some cost. There's definitely some uh numbers that come alongside doing that for sure.
Maria QuattroneSo before we go into the other things, how did you decide? And and you share with me that you started the deep dive into AI two years ago. You could have decided to do something different than that, but what was the uh precipice for that happening?
Jessica CassellThe biggest thing was just like seeing. Uh so my brain has always been thinking of jingles and marketing things since I was 12. When I was 12, I decided a minute I was gonna do marketing uh and do jingles at 12. And I was like, I don't know where like who does that at 12? I but that was my path that I came up with. And so my brain is always just firing off these ideas, and so when I saw the power of what chat could do and what um all these other AI tools were, because the the biggest thing to remember with them is uh where they are right now, it's only gonna get better from there, and it's only gonna continue to improve itself, right? So when I saw where it was in my brain, I was like, holy cow, where this is going to go. I I want to stop, pause, and learn all of this now. And I've always been one to share that knowledge of what I learned um with anyone and everyone, given the good downloads that I've gotten from this. So um I took off a good hot minute off of production to just dial all in and focus all in on this because I know that this is going to be, and you can already see where it's at now, but it's huge. It's going to be a huge component to our business. And the agents who get ahead of it now aren't going to be the ones that are struggling later to get on the bus and they're going to be taking off miles because the things that you can run past simultaneously while you know these things are going concurrently and simultaneously, but you're still able to go do your regular real estate business. So while I say I took the time off intentionally, I was still able to, you know, facilitate real estate, but not out there uh intentionally prospecting as we normally would do, out there door knocking, making the phone calls, whatever business came in, referral business and all that, that was wonderful and fine. But um, it allowed me to also be able to just go all in because I can run all of these ideas and tasks concurrently. So yeah, that's and you can do it from wherever you are. Exactly, exactly. At any time, 2 a.m.
Maria Quattrone10 p.m.
Jessica CassellYes, yes, a hundred percent. That's why uh one of the things that where I kind of started with was uh the AI coaches, and that's a a big selling point of the AI coaches is that you don't have to wait anymore for to get on somebody's calendar or to find this developer what time things work out for AI can do it, and can do it at whatever time the idea strikes you. So yeah, it's it's beautiful.
Maria QuattroneThere's so many things to dive into here. So let's talk a little bit about the different systems. So there's Chat GPT, Manus, Claude AI, Perplexity, Grok, Copilot. What things, what do you use for what? And there's also lovable too.
Jessica CassellLovable, you make websites for that, right? Yes, uh, but you can make more than just websites, you can create apps and and all sorts of things. But uh, so with ChPT, chat is great at, and it's getting better um with images and things like that, but it's great at being your sounding board um for your ideas. You need to train it um a bit and you know, add to its memory and things like that, um, and teach it, you know, what your goals are um and who you want it to be as you go as you're going through. But chat's great for that. I like using perplexity in the sense of I can run my idea by a few different AI LLMs, which is the large language models, but I can run it by all of those different machines all at one time. Um, and even then, even if I'm not getting good feedback from one tool, I can go and take it to another and improve the feedback, or uh fine-tune the feedback rather. Um, MANIS is great for executing uh actual tasks and um computer things. So MANIS can access the whole computer, it has its own computer that it accesses, right? And so you can even see it clicking and doing things in the background. This is amazing. Okay, so what can it do? You're right. It can just be an example.
Maria QuattroneCan it go in my MLS for me?
Jessica CassellUh so if you let it log in, it can go into your MLS and it can click around and it can create searches and queries and start uh typing in things and doing things. The only thing it can't do is it can't um put in your username and password. But what's amazing is it'll have a little screen pop up and say, hey, take over, put in your username and password, and let me know when you're done. And then you let it know when it's done, and then it's just going in there, going through everything. So, like I even have it review my courses because it can go in there and click around and go to the next phase, the next course, the next page, and keep clicking and clicking and doing its own thing. So, what that also means is it can research so well. So it can go to websites and click on all the things and give you all the data and bring you all the information about this particular page or this service and what they do and what they offer. It can create apps as well and then create websites and it can go through and test itself and make sure everything works, and then once it sees that something isn't working, it's gonna automatically fix it. See, it's without even you having to say, Hey, I clicked on this link and it doesn't work, it's already on it, you know. So MANIS is incredibly powerful. Um, one of the ways that I use it to create uh PDF documents and things like that, and not just boring, dry PDF documents, but I mean like exciting guides and things like that, you know. Um, and it can take a style and it can create that entire thing, even create chins, uh presentations that look they're far better than gamma. I think gamma is terrible. A lot of people rate rant and rave about gamma for presentations and all that, but they've always come out ugly to me. So um I don't use gamma, but uh Mana is definitely the way to go just because of all the tools that uh have been added to it. Plus, Manaus was recently acquired by Meta. So with that acquisition comes more power, more access, uh, more tools. So um I've seen it just kind of in the last few months add to its tool belt. Um, I think now it can connect to Canva, it can connect to your computer, just all sorts of amazing things that it can do.
Maria QuattroneSo that's pretty cool. How so I know like chat's like 20 bucks a month, perplexity is like 200. Manus, what's that? What's that cost?
Jessica CassellSo there's a free version, just like all of them, right? They all have their free version that uh irritate you because you're like, wait, I want to do more stuff, and it's like nope, you gotta pay us for money. So I think you can run mana's as low as I think either $9 or 20 bucks a month. One of those two. And I think Perplexity has a $20 option. Um Grok, I think, is also another $20. When do you use Grok? So I don't use Grock. I've used it, but I don't use it too often. I only use it um if I'm not getting the images that I want. I I primarily use it for images um and for uh AI twin content making, but I only use it if I'm not getting quite the image I'm looking for. Then I run a test over there to see if it's gonna come out a little better. Um, I have um a friend of mine, so I moderate a group called uh AI Baddies, baddies in AI, and then we also have our um AI baddies in business. Um and so uh admin friends, she uses grok heavily, and when she uses it, her images come out so beautiful. And so I always try to like go and just check and see if I can get my images to be a little better, but I find that grok is too literal. I like to, I'm a chatty person, I like to have a conversation with these AI things. I know it sounds crazy, but like I like a little bit more feedback and a little bit more like personality, and I find that Claude and and Grok don't really give me that, so I don't use them as often. However, I know that Claude is super powerful, and the things that I know that Claude can do is is outstanding. Um, a lot of people use Claude for a lot of coding in what way? Like coding for apps and websites and things of that nature, which chat GPT can do as well. Um, I'm always I always bring it back to ChatGPT because while ChatGPT uh there's a lot of other tools, chat still has a lot of great features too. Chat GPT can code for you, it can't create websites like Manus can and like Lovable can. Um it's always good to have those external tools beyond Chat GPT. Um, so you can also check ChatGPT as well because chat will tell you itself, hey, I make mistakes, and sometimes I just say stuff. So um having those those other tools to back it up definitely help.
Maria QuattroneI just finished my manuscript for this book, and I I ran it through Claude and I ran it through chat, and I gave it videos of me transcribed hundreds and hundreds and hundreds of transcriptions to come up with putting it all together. So I ran it through the and it wasn't I ran it through once, this is like 50 different times, right? Because people don't understand, you're not just making a manuscript by running it. I I can't tell you. My husband's like I said to him the other day, I said, I think it's done. He goes, This has been like a year, I kept adding to it because I want the book to be powerful, it's all about listings, being a listing work, so it's for real estate agents, but you know, that's my thing, so I figured I might as well go with my thing. But I got I thought Claude did a great job, and then I sent what I finalized with Claude to chat, and like it was a whole nother thing. So now you've got two new trackers coming out, and now I have 50,000 words instead of 42 because then I gave it more stuff, right? Right. I love it. So that was that was yesterday morning, and then on Thursday I I said it was done. So I don't know. I think there has to be a time when you're like enough is enough, right?
Jessica CassellRight, when you call it, and and now you're just anything else that comes out that's the next book of volume two, exactly, exactly.
Maria QuattroneSo, Claude, more so for coding apps and website, lovable. Lovable, I hear, is like super is easy to use. Is that true? I need to make a website, Mariaquatroom.com.
Jessica CassellSo if you want to make Mariaquatroom.com, first of all, do not go through GoDaddy to buy your domain. That is a mistake everybody makes. Um, because when it's time to renew it, uh, it hits you with like a $200 bill the next year, and it's like, whoa, wait a minute, that's not what I signed up for. Um, so I recommend Namecheap um for everybody. Namecheap. Namecheap, name namecheap.com is the website. Never heard of it.
Maria QuattroneName C-H-E-A-P.
Jessica CassellYep. Um buyer domain on Namecheap, it's great, it's gonna be like 10 bucks, and then it's that every single year to renew it. But uh, you go on lovable and all you have to do, and a lot of people will uh try to overinflate uh their skills by saying, Oh, you have to use this super mega. I've even heard them call it DOD prompts. So I'm like, oh, that's pushing it too far, isn't it? Um, but you know, they're like, here, you gotta use these super mega prompts, and honestly, you don't. You don't need all that, it doesn't have to be that dramatic. You can literally just like I prefer to use the microphone feature, so I'll just tap the little microphone button and just tell it exactly what I want, what I'm looking for, who I am, and and and all of that, and then maybe give it, upload a couple of reference images or reference documents to go alongside it so I can pull that information. I tell what colors I like and all that fun stuff, and then it gives it to you. And so, no, you don't have to have like incredible, amazing prompting skills. Like, do I consider myself the prompt engineer? I do. That's only because I know how to go deeper with Chat GPT and go deeper with all these tools um and get it to you know give me a better result. Like, and honestly, we all have this same skill, we've had the skill since we were kids, just being more curious and asking more and more questions, and not just accepting the first thing, but you know, going, well, but what about this? And what about that? And so, can you do that? how our kids do us, you know, it's that same curiosity you have to get more out of it. Um you know to continue to take it down the radical.
Maria QuattroneAnd so you know I say this all the time. It's like it's people say well the MOS doesn't sell houses. No, it's the person behind using the MLS that sells house. 100% behind using we have these tools. They're available to all of us, even there's free versions, right? So you can use free, you can pay for it. But if you don't know how to use the prompt to to do prompt, which then you're not going to get the output that you could if you're not telling it to do the right things and being and asking it questions.
Content Systems And SEO Discovery
Jessica CassellExactly 100%. And so even uh you know to speak to you know the top five tools that they could also do even with um content creation it doesn't have to be you sitting there creating content dreading posting anything there's amazing tools that will create stuff like that for you. So Canva's amazing um and where Canva was now and where it is like before and where it it's come to they've added so many amazing AI tools that you can take one concept one one concept you know one idea and turn it into 20 um 20 different posts 20 different reels all in a matter of seconds um kind of you know similar along those lines uh you could also take uh there's an app it's called opus clips um we use that you can take opus clips and upload your content your video that you created and it'll take that and turn that into 10 15 different videos for you and tell you hey this one's gonna be more viral than the other and tell you which one to actually post it's amazing. When you use the Canva is it connected you connect it to one of the AIs or so Canva I'm pretty sure it's it's open AI that they connect to but Canva is connected to so many tools uh but they have their own AI tools and their own AI generators that um flow and go you know and that you know connect everything. That's awesome.
Maria QuattroneSo in regards to what you teach real estate agents what we started with the financials. So where do we go from there?
Jessica CassellSo from there you can go into creating your content and using AI. You can also use um uh AI tools to create your CSV files for some of the other uh content generators so like we have a scheduling tool for content and with that scheduling tool um all you have to do is upload a CSV file and you can have Chat GPT or manus or any of those create those for you I would probably do manus just because it'll also give you um the image file as well um but you can have that create all of the AI or all the social media for you for a month ahead and upload it set it and forget it and be done with it it's amazing.
Maria QuattroneWhat do you upload it to?
Jessica CassellSo you're uploading it into uh like for our for my tool uh you're uploading it into the social planner and the social planner you can connect to Facebook Instagram uh linkedin sound like HubSpot or kind of uh similar to HubSpot but uh kind of lessen your builder is our goal so you just are uploading the the images to it and you can either upload the images or you can allow manus to um get the images for you and then and put that on there on your post. But um I've even uh I've shown my team how they can um use manus to create the uh content for your post and then also use it to uh generate the images for your post too. So then you've got the image you've got the content you've got everything and you could just easily upload set it and forget it and maybe spend 30 45 minutes creating content for the entire month that your content looks good um it's scheduled you don't have to do anything else content wise because we all know that's where people find us you know uh social media they're gonna look us up and now that Facebook uh is indexing with Google which I think is powerful so what does that mean? So now that means that if somebody is searching for something your Facebook post could very really come up in the uh in the post or not in the Google search. When did that start? It started I think about a month or two ago from what I've been noticing it but um uh if you look up uh real estate in Philadelphia you'll see people's Facebook posts come up so now it's more important than ever to make sure that you have that kind of content out there because it's also uh ranking on the search engines is important that you still use hashtags uh hashtags are still important but um not quite as important can you give me two seconds so plug in what's most important then in a Facebook post if it's not the hashtag so the most important thing is just the content and who you're speaking to and is this actual searchable uh things that people are putting in so not so much the hashtag but um using things like um answer the public to find out what people are actually searching. What do you so I know about answer the public so what do you ask it for an example so you could put in like a couple of keywords um and then it'll break down for you what people are searching around those keywords. So if you put in real estate it'll break down how much is real estate how do I get into real estate how uh like what are people like that why of what people are actually searching around those particular keywords. So you can do that um if you're trying to recruit agents you can put in your brokerage and see what people are asking and Googling and searching around your brokerage's name. Smart. So many tools out there so many tools what's your favorite I think it's like my children who's my favorite right now in the moment uh I think my favorite right now in the moment is probably I'll give it to Manis. We've made some pretty awesome stuff together these last few weeks so I'll give it to manis. If I had a second favorite it's kind of not fair because Galaxy is a multi-tool but I use galaxy AI for a lot of my um image content like this behind me uh was made with Galaxy um but yeah Galaxy and Mana I think are my top two if I had to go without any other tool um I would probably go Galaxy and Mana what's galaxy so galaxy is this amazing uh website that has tons of AI tools all in one place and for I think it's 15 bucks a month and 15 bucks a month gets you so many credits and if you need to add on credits you always can but um you can create all your image content in there you can lip sync videos you can create AI videos you can create your AI voice um you can clone your voice in there there's so many things that you can do all in one hub of AI abilities they have a thing called um I think it's called like the AI battle or something like that where um you can upload your prompt to um the GPTs and it'll go to like four GPTs at once and so uh you can see how they all respond in real time at the same time whereas like I think perplexity you have to you know choose and go through uh which tool you want to use at the time but with it fires them off to everything at once that's pretty cool. Um but yeah you can create I've I've created so many things in there uh they've got celebrity voices in there you can use too uh I think I did something with like a Kevin Hart voice they have uh Donald Trump in there too which I think is how a lot of people are creating a lot of the the fun uh content that they are with this stuff I think it's so hilarious right now some of that content there's a girl I follow she calls him uh um Donald Johntavius and I was like oh my goodness that is hilarious yikes I won't be doing that I will not be creating other people's voice uh I didn't wear galaxy that's awesome I feel like the celebrity stuff it kind of pushes it to an envelope that you're opening a can of worms if that celebrity does want to come back and say take that down that's not me and they want to see you um but um you know there's some people can take it too far and some people can you know create just the right sweet spot of where it's actually funny and it's good wholesome content and that's most of what I've seen um you know with the celebrity stuff and the presidential stuff but I know that people are out also out there taking stuff a little bit uh uh too far left. Do you think that AI stops us from thinking it stops the average person from thinking but I think um the people who are good with it who understand how to use it it amplifies your thinking uh it amplifies your ability to think at a faster magnitude instead of you having to work through a problem on your own and and you know take your time in the steps to get there now you can come through all the steps in a matter of seconds and then um like your chat can fire off one thing and that's something that I use it for too is to let it fire off its one idea but then where else can I take this idea? Oh I can do this too this too this too and just let it kind of branch off so some people it might stop them from thinking and you you'll be able to tell that from their content um and the quality of their content of what they're posting are they just taking that first iteration and running with it or are they saying no this doesn't quite sound like me or um you know shorten it or go deeper or use this particular tone instead of of what you did there.

Jessica CassellExactly it's the person behind it it's a person behind who is using that MLS who is behind getting that listing sold comes back i i believe it comes back to the same thing I think if um if you're not a free thinker AI is not going to make you a freer thinker thinker exactly have you ever watched a show called vampire diaries no so the premise of the show this girl Elena becomes a vampire all this um and um in the show anytime anybody becomes a vampire uh whatever their traits were before then it gets amplified crazy magnitudes now that they're a vampire that is what I liken this AI and chat GPT to be whatever your traits were now you can magnify them and amplify them um you know tenfold by using the AI but whatever those were your traits that's what we're gonna see more of um rather than you know less of so I love it I love it so if somebody wants to make a website and you would read you would say that lovable would be the best place to go or I would say lovable would be a great place to go um depending on the tools that you have we give you a whole eight uh a website builder so you can you know have Claude or any of these you know kind of write your um code for it and drop the code in there. But really it just depends on what tools you're using and what what you have at your fingertips. Going back to that budget piece don't overextend yourself with all these tools um you know um and work with what you got rather than getting this and this and this and this one. And I'm pretty sure if you do at least step one it'll tell you hey uh you're using too many tools um slow down there. Um but yeah lovable is a good one um the software that we offer with uh that agent that's a good one as well um it gives you a really great sounding board to create your website um so let's let's talk let's talk about what your program is and how your program can help agents and I know you have different levels so if you want to go through that we'd love to hear about it. Yeah so um we've got a couple of different levels but it's important to determine what it is that you're looking to do with your business. If you're looking to do the base level things and get your basics in order the the first level is perfect. If you're looking for AI coaching we have that tier available too where you get the full blown run of the software plus AI coaching um or maybe you just want the IDX piece and the software together and you're good. So we've got different tiers it just depends on what you need in your business. And if you don't know what IDX is for you know newer agents IDX is your software that pulls in all the listings and and manages you know um if somebody clicked on a property that they they put a heart on it it sends you a notification that they put a heart on this property you should probably contact this property this person. But what our software does is it helps you get in alignment with who you are in your business. A lot of times agents hear all these um gurus and coaches tell them oh you got to get up at five o'clock in the morning then you've got to do this by 8 a.m and it's like well I'm gonna start doing it I'm gonna keep going but uh after two or three weeks the first minute you get that time to you know you know what I'm gonna sleep in today I'm gonna do this today and you don't actually um you know commit to what you were supposed to and then it becomes a cycle and a spiral and you kind of go down like oh man well I need to get back to well really where it started was that wasn't you to begin with. You need to do something that's in alignment with who you actually are so our software takes you through okay this is the kind of person I am this is the way that I learn this is the way that I operate these are the times that I can do things it even allows you to plug in hey I I go to church Wednesday nights I pick up the kids two and three o'clock I can't do anything because I have the the kids that I'm picking up and then the drop off line all that pickup line all those things and it takes that stuff and it creates your perfect schedule for you. Now on the flip side there's a monthly tracker that you have to go in there and put in what you actually did for that month. And so if you didn't if you have this schedule but you only hit you know uh 15 out of 30 of the things that you said you're gonna do for that month it's gonna call you out it's gonna give you pure AI coaching of hey uh this is what you said you're going to do this is what you actually did and this is probably why you don't have any uh sales this month um like let's say you've got four or five listings but you only did two open houses well hey you probably need to do a couple more of those open houses for your other listings and get some business in there things like that so it'll kind of um guide you through where in your business you probably need to work on you need to talk to more sellers you can talk to more buyers um convert better at your open houses and how to convert and all those things so it's true AI coaching but then it also helps you uh with communication because I think that's one of the the top reasons why uh you know consumers uh have issues with agents is communication and so uh what it does is every time you move somebody into the next stage of the pipeline it gives you the exact message that you need to copy paste and just send out to you to your client you can either click the button and it'll open up the email and click the button it'll open up the text or you can copy and paste and get it out there. But as soon as you move them over in the pipeline it gives you that exact communication step so you can go ahead and execute that right away and it takes you from just being a regular agent to becoming that agent that agent that's known for excellence that agent that's known for communication you know that agent that is known for uh operating their business at a higher level uh that's what it creates for you there's even the budget planner the budget tracker it breaks down every dime and dollar and you know how we have our market absorption rate on the MLS with how much inventory we have yeah so it gives you your finances from that same perspective this is how long you can continue in this business and continue like this um and this is the changes that you need to make so that you can continue um gives you that area exactly uh and sometimes we don't want to look at those numbers and it even says in their head exactly oh no I'm good oh are you though um and even says in their head put in everything uh if you got something in the pawn shop if you've got a subscription your your spouse doesn't know that you've been renewing uh I think if my husband knew uh how much at one point in time I was spending on software she'd like Jessco this is a problem and I would have been like I know you're right but thankfully Mandice got me right um we trimmed those uh subscriptions down significantly but yeah I mean that's another thing too with that you can you know utilize um some of these tools for um like I created a um a way for me to uh stop having to pay some of these uh software companies uh you know for being able for website hosts I was using click funnels at one point in time paying $99 a month but now that I've got tools like lovable I don't need it I could just have my websites and things there. And then another thing that agents need to to get into the groove of is automations. You know that will help significantly with improving your communication. So you know anytime something happens and a client needs to know or get a message about it or your follow-up in general um it can just automatically like as I like to say automatically uh follow up with them and stay on top of the conversation and making you look like the rock star and making you look like the hero uh who was just you know constantly following up because what we get in the mindset of is that we don't want to bug anybody. We don't want to bother you. So I don't want to send another message I'm gonna be bothering them. But I tell you what the way that I get messages from um what are they called here I've got them right here um Nutra System uh new trops uh savage X all these different companies are constantly sending me messages and they are not worried about whether or not they're bugging me um and they're trying to sell me something for you know 20 bucks but here we are trying to make our our sweet commission and we're like I don't want to bug them what are you doing if these big companies can do it why aren't you on top of your clients like that you know um and that's what automations can do for you they can because people are running and they're doing their lives and they're living and doing the things they're not always thinking real estate real estate real estate what we are because real estate is what we do. So we're in this we're constantly thinking about it. But sometimes they need that reminder I'll tell people I'm so glad that you stay on top of me. I'm so glad that you reminded me thank you so much because um I'm about a constant rate and so sometimes I need somebody to hey don't forget you said you were interested in this or you wanted to do this or it's also how you become in their minds you know that number one go-to person because you're the one they hear from the most you're the one that's the loudest um and sometimes it's not always about being the best it's about just being the loudest I've seen people do business with companies that are but they only do it because they're out there marketing the heck out of themselves. So why aren't we you know all constantly doing that we get in this mindset of no I'm the bother no you're not you're doing your job at the end of the day.
Maria QuattroneAt the end of the day that's what it's about it's all about the follow-up so how do you make the follow-up easier you make it through automation you make it through oh all these using using the systems and the tools that are available and you have to have a CRM.
Jessica CassellYou have to you really do and like I I always tell people they say oh what's the best CRM it's the one that you're gonna be consistent with um like I would love to say oh the best one out there is mine that agent AF you got to get it but at the same time if you're not gonna be consistent it's not the best one for you. So whatever you're gonna be consistent in doing and and where you're gonna be uh we even have a phone app too so you can have it on your phone and be on there sending your messages and receiving texts and all that stuff too um so that we can help you with that consistency. Even down to if you want to set it up to uh sending out the blue iPhone messages because we know that has a better read rate rather than if you're showing up green on somebody's iPhone they're gonna think you're kind of a scammer. So you have that ability to kind of uh play both sides of the fence where you can show up with the blue messages or you can show up with the RCS messages on Androids. So it gives you that better open rate um you know rather than people hitting that spam likely spam button on you.

If you want to use AI to create digital products to be your lead magnets in business you've got tools like MANIS that can help you create those things and even give you ideas of what to create because I think about 10,000 sales every single month on Etsy happening for digital products and 70 to 80% of the consumers of those products are just regular consumers. They're not agents so that means there's a good chunk of the marketplace that you're missing out in the digital product space. So using AI to create those digital products that um can kind of set you apart. And then also the fifth one I would say if you want to have an assistant in your business uh but you can't quite afford a VA or you know paying somebody uh a salary let AI be your assistant you've got the power to have it where it can uh pick up your phone calls for you it can text people back it can call your leagues that come in there's so many amazing things we offer that you in our software but uh there's so many amazing things that you can do uh with AI but I would definitely say those are the top five uh because listing agents uh you know it people don't pick up their phones so let AI pick up the phone for you let AI manage those phone calls especially when you have a hot listing and agents are calling you left and right let AI take care of them genius because you don't want to spend all your day answering calls about a listing which all the information is already on the MLS.
