It's the Be the Solution podcast, and today I'm excited. We're going to have a little bit of a different format. I'm here with Sharra Mercer from the Gary Mercer team and group at LPT Realty. And Shara and I today are going to discuss LPT Realty, why I made the switch, why she decided and her family to move their organization to LPT Realty. So good morning, Shara, and we're going to dive right in.

Sharra Mercer:

Good morning. I'm so excited to be here and talk to you because I I love to be able to have almost like flip the script a little bit so people can learn just a little bit more about you and about your mission and kind of how that all came together with LPT and how that's going to really amplify what you're looking to do in your business going forward. So thanks for having me.

Maria Quattrone:

Yeah, thanks for thanks for joining me this morning.

Sharra Mercer:

Love it.

Maria Quattrone:

Gosh, it's some it really is a lot to unpack, but go ahead.

Sharra Mercer:

Right, right. So I mean, I am sure everyone in, you know, the the the real estate industry, especially local here in the Philadelphia area, is like, what in the world is LPT? Because while it's the fastest growing brokerage in the US and we've got you know over 20,000 agents, they're just not here in Philadelphia. So, you know, I'm sure everybody kind of wants to know you did an awesome job with your announcement, but like to dig a little bit deeper, and you know, you are not somebody who makes decisions impulsively, probably in any way, and probably, you know, have uh, you know, I know, analyzed so many different options to figure out what was right for you. And what what kind of made you make that change to LPT when it's such a not really known brand in this area?

Maria Quattrone:

It's a great question. Well, as you're aware, there are many options out there, including um me just going on my own after leaving the Remax franchise model after 12 years. And I looked at all what was available, including my own brand, and I had a really dive deep. Um, as I shared with you, I was actually uh very close to moving to um another company and basically in the 11th hour made a pivot uh just based on gut and my intuit my intuition. Um but LPT, you know, I I first when I looked at them in January, I was like, hmm, nah for no particular reason.

Sharra Mercer:

But that was like a year, you know, almost a year ago, right?

Maria Quattrone:

Almost, yeah. Yeah. It was right after the holidays.

Sharra Mercer:

Okay.

Maria Quattrone:

Early January, I had a meeting um online with them. And you know, at that point, um I wasn't probably as dialed in, but I also had some other things already in my mind. And I think as humans, when we already have something we kind of want to do, and we're just figuring out 100% is it right, who do I do it with, etc., you may not look at everything objectively. And so I came back to looking at LPT, and you know, one of the things that I I wanted to actually hit myself over the head because LPT stands for listing power tools. I'm a listing broker, yeah. Over 180 listings taken this year. I hit the hundred and eighty was my commitment, and I hit it. I went over uh this week, 180. That's amazing. So that's a massive amount of of inventory to bring in for you know one human and back office. But I mean, for me, I that's a whole nother story. We could talk about you know listings and all that another time. But I thought, okay, let me look at this closer. Like, what does that mean? And what it what does that allow us to do for our agents and our team, but also our clients. And so one of the things with LPT is that it's very agent-centric. So it's all about the agent, the agent's brand, which I love about that because you know, we are a brand. And so they want you to lead with your brand first. That was really important. And this listing power tools kit and all of these things that, yeah, sure, can we replicate all this stuff ourselves? Yeah, yeah. It would be such a huge list. If we hired a full-time person to be a direct male, I mean a print collateral and design and printing and and then the cost of all that, you know, and there is still something about the uh printed collateral that people don't really understand. There's an emotional tie to it. That's why magazines like Philly Style, for example, still exist, even in today's environment of digital. There's something about holding something in your hand and seeing someone sees their home in this beautiful spread, right? You show up with this big box. So that was for me personally, like as for what I do in the business, really important, you know. And I I didn't think I had originally given enough credence. Yeah. The fact that it allows us, if I'm having my Jersey license, which I'm going to be taking in January, Florida, it allows us to keep all licenses in one spot, under one thing.

Sharra Mercer:

We're not learning different systems, different offices, you know, you can't paying different fees to each one, you know.

Maria Quattrone:

Yeah, paying the different fees.

Sharra Mercer:

Yeah, that doesn't exist.

Maria Quattrone:

The tools that they have, you know, being a being in the forefront of a company that's three and a half years old versus a company that's 50 years old, you know, if the 50-year-old company was still growing and with the times, then that's a different story. But with Remax, they're that brand is all about selling franchises for both Mado and for Remax. And they do not lead with and recruiting agents into your model, they don't leave selling real estate, which is a problem because that's what we do, and that's people have gotten so far away from selling real estate. Yep. So selling real estate is how it all began. Like your dad one day, he didn't have 30 people or however many you have, it was him, I'm sure, 35 years ago. Absolutely. We started with selling real estate, yeah. Selling real estate is the lifeblood of our business and our organization, and people want to shy away from that. So if you're if you're in the industry and you're not selling real estate, you get far you you don't have to sell a ton of it, you know, if you're leading a team, but know what the heck's going on, right? Right. So that's important. The the founder, Robert Palmer, pretty impressive guy. He's a billionaire, had built a billion-dollar business and mortgage, and you know, that's not tied to LPT, and it's it's all about using what the people locally that make sense for your business, and just the way that he built it, and uh the people he's brought into the organization, like Michael Valdez, you know, Lewis, um, Steve. There's some people, and they some of them have been with him for a long time. So you know you gotta look at that. You know, I didn't even get into the pre-IPO SOC options that are available based based on production.

Sharra Mercer:

Right. Let's just take a step back and go back to real quick the just the listing power packs, like the listing power tools. Like those are free. The company gives those to you on every single listing. You pay for shipping, and then you get this crazy marketing pack that not only can you you know advertise your listings, but you you know, you've got door hangers in there, you've got thank you notes to your people who go to the open houses. Like when you said like you know, uh over 180 listings, to have that type of quality material is just amazing. But I think the fact that like it's at no cost is also a huge benefit. It's just such a nice uh, you know, add-on, not just for like if you're doing a ton of listings, but even if you're competing against, you know, other agents, this is a super competitive market. And you know, if you have that like edge up and then you can add on digital products to that and you know different other things, like that's a huge value add to any agent.

Maria Quattrone:

Oh, a hundred percent. So if you're a listing agent or I say listing agent, we take listing, you go into an appointment and you come with this big box and you show them their neighbor's house that you used it on down the street, they sold, and the picture of the house is on there, all the everything about the house. It's about them.

Sharra Mercer:

Yes.

Maria Quattrone:

And I think that's would be a good reason for them to choose that agent over somebody else equally.

Sharra Mercer:

Absolutely. It shows the the commitment to the seller, the commitment to the listing. Uh, you know, our whatever we bring that out, like as we've been showing our clients, you know, over the past, we we came here in May, right? So over the past number of months here, it it's been um it's been pretty impressive to people. So so that's huge for you know for any business. Especially it's funny. I was talking to some agents the other day that are heavy buyer agents, and they're like, we want more listings, and we just don't know what to do, and we don't know how to be competitive. I'm like, here's your edge right here. Like we've we've got it. So it's that's awesome. Um, so I I just wanted to jump back on that to explain it a little bit more because I do think it's a huge value add. But that's how like everything is. It's always like about the agent. How can we help the agent? What tools can we do for the agent? Because in this company, like we talk all the time about this being real estate first. Like, this isn't about, you know, it's not about like the next kind of shiny object. It's about, it is about real estate. This is what we do, this is what we love, this is why we got into this business. And to to have a company that just 100% dives into that and dives into it actually every single Monday, it's just it's just so refreshing, I would say.

Maria Quattrone:

I think that also, you know, the opportunity to get into something when it's a baby is exciting. Um, I've always been a little, I guess, definitely gritty, but um, you know, I'm not afraid to fold up my sleeves and be the first. And when COVID hit and everybody was sitting home, we were talking about how we're gonna get out there. The podcast came from COVID, yeah. Be the solution. So, how are you solution? That's my mantra. So, how can we be more solution-oriented? Some of the a lot of the things that are offered through LPT Royalty, I just couldn't do financially. I I just I couldn't provide it. And although we have a plethora of items that we offer and that we use, this is giving us a level up, you know, that we wouldn't have been able to do on our own. Yeah, because look, the easy button for me was Maria Quatron and Associates Real Estate, right? Quatron reality, whatever. Yeah, that was the easy button. Real simple. I run everything still, you know, and the control everything still. But the thing is, does that let me scale the way I want to scale? Right. And I'm done playing small. You know, I think that we have an idea of ourselves of who we are, but the world sees us different. And sometimes the idea of us, of who we think we are, is much smaller than who we really are. And so it's now this time to step into that limelight. It's now time to step into you know, helping other agents in LPT grow and building, you know, building my brand nationally. And building, you know, I do private coaching. I also have a course, it's called the list listing boss, 90-day listing accelerator. It's 12 weeks, and that's something that I I soft launched it this year to uh I would say trial. It was like trial. Um, and then it went great. So there's there's uh there's so many things like but that's super exciting, right?

Sharra Mercer:

Like, and and you're right. If you, you know, yes, the easy thing would have been have your own brokerage, there could have been a lot of easier solutions for you, probably as you made it, as you made a change. But here, when you kind of like, you know, hit your wagon to this this you know company that has this like really cool startup vibe energy, you know, where just everybody's excited, everybody is just so incredibly willing to share. And you coming on and being, you know, I've got this class I can share, I have this coaching available. I mean, that's huge, and it's so much in alignment with what I have seen here at LPT because you've got so much knowledge to give, like you've so much experience, right? And just to kind of keep it in Philly is, you know, there's just so many more opportunities than that.

Maria Quattrone:

And that's the other thing. I wanted to be with a national and going, growing international company. That was important to me as well. Uh, for lots of reasons we can unpack in another time, yeah. But that was extremely important to me, right? And we're gonna have, you know, maybe it will be in Florida. I don't know. It could be. Maybe New Jersey's an easy button. Yeah, we already took the class, it's gotta sit for that test. Right. So, you know, there's there's also um, you know, there's something about being the first. Um it's it's a little harder, but there's also great plus, there's a great opportunity. So one of the things that would happen with us, and let's just use in recruiting. I would get people all the time want to come and join my office. The problem was if they couldn't fit into my model.

Sharra Mercer:

Yeah, yeah.

Maria Quattrone:

I didn't have a place for them.

Sharra Mercer:

Yep.

Maria Quattrone:

And so now you don't have to fit into my model. You can fit into anything that you want, can be part of our community. So we'll be launching, like when you think of it as like a culture center, collaboration center, somewhere where people can come and we'll have monthly events, uh like the talk that you were doing once we get once we get things, you know, probably come March or so. Once we get out of the kinks out of like just our onboarding and all that kind of stuff, yeah. And the holidays passed us, and we're gonna start that. But now there's a place that people can come and still be part of my community, but not have to be part of my team. Yeah, because on my team, you have a certain cadence to follow and requirements, and that's not for everybody. So I would say like 80%, 90% of the people, it wasn't for right, and I would some of the people were really great. I would love for them to be part of our community, so now they can be part of our community easily, yeah. It's your world, yeah.

Sharra Mercer:

The the structure that you were in, like you weren't able to create your world big enough to have all those people in it, right? This kind of structure allows you to have like there's just no lid.

Maria Quattrone:

And that's right. So the thing is, you I could have I have done it with REMAX. I could have. The problem was, you know, if you're not doing a lot of deals, you're still paying monthly fees, where at LPT, there's no monthly fee. So you pay, you know, you have a certain choices of which cap you want to do, and then it's based on your production. You know, you're paid, it's from the deal. So there's nothing additional which makes that an easy button to press for people. Plus, all the online training, I mean, you know, that's a given. There's a lot of information there, and there's some really, really big teams that are joining that I know of that aren't announced yet. And there's a huge team that just joined out of California. I think it's like 200 agents, 750 million. So there must be something to this. You know, I I'm a uh I like to think of myself as a a smart woman, woman with uh very good business acumen. And so, you know, I looked at all options available, and this one seemed the one to align with where we wanted to go.

Sharra Mercer:

Yeah.

Maria Quattrone:

And you know, here's some I had a talk with somebody yesterday, in fact, Zoom, and they said, Well, you know, what do you want to talk about? I said, No, I said, I don't know. I said, I don't know if I can help you. I don't know what are your pain points. Like, I don't know if this makes sense for you or not. You know, I'm not here to sell anybody on anything. Like if you want more information, if you want to find out what it's all about, you can just reach out and and ask, and we can have a meeting to see if it makes sense. It may or may not. I have no idea. I don't know where you want to go. It's like this, it's like, you know, you say, Well, I want to go on vacation. I'm like, Well, sure, I could help you with that. You you want to go vacation in in Italy? Yeah, okay. Well, I can help you with that. I can help you map something out. If you said to me you want to go on vacation to um like Bangkok, I would say, I'm not the right person to get you to Bangkok. I've never been there. I want to go there myself. So if we find that person, great, let's get them together. But I'm not the person to give you directions for Bangkok.

Sharra Mercer:

Right.

Maria Quattrone:

I'm the person if you want to go to Italy. I've been there over 25 times now. I could certainly help you with that and and create help you create a plan.

Right.

Maria Quattrone:

So And if we don't have a plan, we don't know where we're going. You just don't get in your car and say, okay, well, I want to go to um, I don't know, the Cape this weekend. And you need to have directions to get there. You're not gonna just gonna drive with no nav and figure just make turns to see how you're gonna get there.

Sharra Mercer:

But don't you think that's the way that so many agents run the business without that plan, without that map?

Maria Quattrone:

100%. Here's something I talked about to our team the other day. Everybody did their business plan. It's only like two pages long. Commitments daily, commitments weekly, this and that, and their numbers and their G and their revenue quote. I said, okay. We went over all of them individually as a group. And I said, tell me what is going to change for you to do what you said you're gonna do if you're not doing it right now. Yeah, and it's not about the outcome as much as about the process and who you become during this. Who do you become? Who did I have to become to navigate, you know, 400 listing appointments this year?

Sharra Mercer:

Yeah.

Maria Quattrone:

Truth. Who did I have to become? Who do you have to become to do XYZ? Because there was a day, and I say this all the time, I never sold a home, I never sold a property, I never sold, I was selling air. There was a day I wasn't sewing air. There was a day I was selling roses in a bar. I was a rose girl. There was a day I was slinging drinks while I was in college. Yeah. Waitressing and bartending. Never sold nothing a drink. There was a day when I sold pet rocks. I love that. And popcorn lemonade and door-to-door wrapping paper and Christmas cards, Hanukkah cards.

Sharra Mercer:

Yeah.

Maria Quattrone:

So who do you need to become? And the grittier you are, and the you know, roll up your sleeves. I say to everybody, why are you buying lunch at Wawa or wherever? So why are you bringing your lunch to work? Why isn't it already prepared the night before? Morning off. Yeah. Why are you running out to stand in line to get lunch and have to pay to eat crap food? Yep. Have you set your mind this morning? Have you did your affirmation? Have you started your day with intention?

Sharra Mercer:

So the journey, Maria, the journey that that you've been on that has kind of got you gotten you to this point, right? And that person that you've become, if we were to look back like five or or 10 years, would you have maybe, you know, would you have maybe made a move like this? Or how have you evolved personally and what your goals are and your mission is so that you know this all made sense for you at this moment in time?

Maria Quattrone:

At this moment in time, well, one, my contract was coming to an end and I wasn't renewing it. Yeah. So there's that. And in fact, it was over last year, my contract, and I needed to sign for five years and I didn't want to.

Sharra Mercer:

Okay.

Maria Quattrone:

And I wasn't ready to make the decision last year. And I took the entire year. Here's December.

Yeah.

Sharra Mercer:

Yeah.

Maria Quattrone:

I took the entire year. I guess if I had six months, I would have made the decision in six months.

Sharra Mercer:

Right.

Maria Quattrone:

But I I wasn't able to move before then because I had a contract.

Sharra Mercer:

Right.

Maria Quattrone:

So it it had to be this time. And I wanted to make a move seven years ago, actually, when my first time was up. It wasn't the right time. I investigated and decided that that wasn't the right time for me for that place, that organization. Revisited it, and then anyway, why now? Well, that's that's the big part of it because I didn't want to, I wasn't resigning. During my journey, you know, I think that you're you have to say, look at yourself in the mirror and say, what is it that I want? Where can I go that's gonna provide me what I need for my clients and what I need to grow as a human?

Sharra Mercer:

Yes.

Maria Quattrone:

And where do my values align? Now I'm not saying that they didn't align with other people or anything like that, but I had to look at the picture holistically as a whole in every single thing. And one of the things that you know I understand through LPT Royalty is that there's no there's not necessarily the silos.

Sharra Mercer:

Right.

Maria Quattrone:

And I know that was something important that LPT Royalty wanted to have um up front and not to have you know siloed organizations, and so everybody can learn from everybody, and I that was important to me as well. And I know that was important to you.

Sharra Mercer:

Absolutely. And and what we've experienced there, and I know you've been on a couple of our Monday masterminds, is that everybody is an open book, just a complete open book, sending, you know, sharing their SOPs, sharing everything. And it's not because, you know, you know, we're in their downline or someone's in their downline. It's just because that's that is the culture of the community, that's the culture of this brokerage, that it is all about sharing. It's about bringing each other up, and it's about that that that growth and that thinking big mindset. You know, it's interesting. Like Robert puts us into these places and into these environments that make us and challenge us to think bigger than we ever would have. And I think like when we talk about growth, like maybe, you know, maybe seven years ago you weren't in the place or you you didn't have the same um maybe, you know, desire to impact people in in that like larger way with your coaching and your programs. But now that you have that, like just thinking bigger and helping more people and having a larger impact with what you have to give is just you know so important.

Maria Quattrone:

It is, and you know, I I always wanted the for years, for years, um, for 12 years, I had this vision of creating this, you know, thousand plus unit team. And I wasn't able to accomplish that. And so, you know, part of that was my own growth. My own per it's about your personal growth and who do you need to become. And part of that was forgiveness of adversaries.

Sharra Mercer:

Interesting.

Maria Quattrone:

Forgiveness of adversaries, not for them, but for myself. And that journey was over about a decade. Wow. And so now you know, people, I'm not the same person I was a decade ago. Not in any way, shape, or form. No, and so that's when I said, you know, to my team, I said, Who do you need to become? Right. And when I say a lot of things, they're not just for them, but they're for myself. I said, I am in the same position, but in a different position. Who do I need to become to be and have what I want?

Sharra Mercer:

Yeah.

Maria Quattrone:

And what you focus on expands. And you're living the life you're living now because of what you focus on. Yeah. And so making an impact, you know, speaking to audiences is really important to me. Since I've done over, I've interviewed well over probably 500 people now, or maybe 400 and something that I've been on between the other podcasts I've been on is probably over 500. You learn how to speak, you learn how to communicate with people. It's almost impossible not to because you get the repetition, the reps.

Right.

Maria Quattrone:

Just like weights, just like making calls. Right? It was a journey, and I had to go through it. I always say, you can't go from one house a month to ten houses a month without going through two, three, four, five, six, seven, eight.

Sharra Mercer:

Right, right.

Maria Quattrone:

You just can't. It's impossible. It's literally not possible to go from one to ten without going through the entire steps. Right.

Sharra Mercer:

And learning each way, right? Learning every step of the way.

Maria Quattrone:

Well, with every level, there's a different devil.

Sharra Mercer:

Yeah. Yeah.

Maria Quattrone:

There's something else, you know, at every level that comes here and always. This and then your mind is like the worst. This this there is your most expensive real estate. And you must protect it at all costs.

Sharra Mercer:

Absolutely.

Maria Quattrone:

What goes on here?

Sharra Mercer:

And it's it's so it's so interesting because you know that and you've been taught that, like, because you you're someone who you've coached with the best of coaches, you know, out there in at least in the the real estate space and maybe elsewhere. And you know, that focus on on learning, on bettering yourself, like, you know, your your business, like to me, our growing in our business, it is. It's helping me grow personally. So that's kind of the beauty of it. But when you have those coaches and you have those mentors and you have those people to help you along the way, I feel like we have a responsibility to other people to share those messages and those lessons that we've learned. And that's what I love about you know, about you designing these programs and you having these coaching options because you, again, just have so much knowledge and so much experience to give. And I just can't wait to you share it on a bigger stage and more people can learn. You deserve this.

Maria Quattrone:

It's super exciting. My team is super excited. I'm super excited to bring more people not only into our team organization, but into LPT Realty by partnering with them and being part of our community. So there's a tremendous opportunity here, I believe, in the Philadelphia Metro Market, you know, us being the first ones in Philadelphia County, you guys out in Westchester. You got that market wrapped up and you're growing out there.

Sharra Mercer:

Yeah.

Maria Quattrone:

Um, and then we got to bridge the gap with the the main line.

Sharra Mercer:

Yeah, absolutely.

Maria Quattrone:

And Jersey.

Sharra Mercer:

Well, and there's so many cool things, right? Like, so like on those higher end, like there's just so much. Like, I I just I'm like, I just want to share about about yeah, the the luxury and even aperture and having that like super, super high end. There's just so many, there, there's just so many things about about this company to kind of like unpack. But I think you know, more important than the than the company itself is is how how you and how it's impacting you, your team, and and just just the ability to to kind of maximize everything that you've been doing, it's like amplifying it, right? So everything that you've done thus far, you know, in your in your um, you know, in your business, in your brokerage, it's just gonna be amplified on this larger stage that now more people can experience.

Maria Quattrone:

100%. And that's what's most exciting about all of it. So it's like uh MQ 2.0.

Sharra Mercer:

Yes, I love that. I love I love that.

Maria Quattrone:

MQ 2.0. Yeah, and we didn't even touch on aperture. I mean, a lot of people don't even have they haven't heard of LPT, the aperture. So basically, aperture is like a uh brand facing um high-end. So you think of like somebody like uh we'll use Sullibi's, yeah, for an example. And that was another thing, you know, being with the um pre-stock, not launched yet, um, on the NASDAQ. It's LPTA because it's LPT Realty and then Aperture. So it's a combination, it's like a power combination. You have agent-centric, yeah, and then you have brand centric. And so you have choices, and then you have a business builder choice or you have a broker partner choice, right? It's just choices. You know, the more choices, the more opportunity, the more opportunity to grow uh here in our market and nationally and and eventually internationally. So super excited.

Sharra Mercer:

It's gonna be a fun journey. It really is.

Maria Quattrone:

It's gonna be we're let's go. Let's grow.

Sharra Mercer:

Give me up. I'm ready. I'm ready. I love it. I'm so so so happy to be aligned with you in this. And I'm just really, really excited about the the impact that we can make on the agents, on the real estate industry, the people around us. Just it's the future is so bright.

Maria Quattrone:
