Don't tell me that open houses don't work. Open houses Today. I had the opportunity Oops my eye. I had the opportunity to do an open house at 1920 Lombard Street and during this open house I had 25's 26 groups of people come through. So each group had two or three or four people 26 groups of people why the property is coming soon and advertised that open house for five days in advance, didn't wait till the last minute to advertise it. I had six signs on the street, six open house signs in different directions with the property address on it and pointing to which direction it was in and the time the open house was. In addition to that, I did a ton of other marketing in advance social media, my email. I have 54,000, 55,000 now people that are in my database. 5,000 of those are real estate agents, the others are consumers, and I sent out an email also about the open house. That was today and also let interested people know who called during the week about the open house. So it's not like they don't work, they do work. If you do it the right way, if you're launching with an open house and you set all the marketing around in place, open houses do work.
Speaker 1:There were a lot of interested people at this open house. I gave each and every 26 groups of people. I gave them the whole my pitch, my pitch for the house, gave them all the information. Oops, I explained all of it in detail, which, when I was done, I was actually exhausted. I came home and passed out on the couch because that is how much energy I gave this open house. I gave it my all and you know I actually could have had somebody else in my office do it, but I wanted to do it. I wanted to be there. I wanted to see what the temperature in the marketplace is. This is intel 26 groups of people in a two-hour period. I'm selling this house. It's a duplex in Rittenhouse Square with indoor parking. I am getting this house sold, sold, sold ASAP.
Speaker 1:It all started with an open house launch. So don't tell me that this shit doesn't work. You know 100% works, been doing it for a long time, and not that I've been doing it for a long time, but that I actually tweak little things. We call it tiny hinges, swing big doors. It's about the details of how it's done, and the devil is in the details when you're selling real estate, especially and most especially at a high level. So know that open houses do work. You got to put the time in, you got to put the effort in, Just like anything, anything that you do the right way will work If you do it consistently over time and you tweak it so those tiny hinges can swing big doors.
