If you want to sell this spring, this is what you want to do. It's not too late. January 30th. Got to get ready, get ready. If you want to get your house on the market this spring. People think, oh, the spring is April. No, the spring market, if you don't know, this, starts right after the Super Bowl. Right after the Super Bowl, the spring market starts.

Speaker 1:

So if you want to sell the spring, you've got to get your house organized. Get storage bins, get them. You've got to pack anyway. Start packing up your stuff. Get your cabinets organized, closets you know what's really important. People open a closet and all this stuff comes flying out at you. Do you know what it tells buyers? My god, there's not enough closet space in this house. No, you have too much stuff in your closets. Go clean out the closet. You want to make it look like it's plenty of space and you probably don't need all this stuff anyway. I know that I don't. So right now I'm doing the same thing, because when I decide I want to sell my house, I want to be ready to go, coming out of the gate.

So I started upstairs with the closet. We did one and a half closets, we're moving to the next closet and then the other half of this closet. Then we're going to do all the kitchen cabinets. Everything's coming out. I'd like to know when the last cabinets everything's coming out. I'd even like to know when.

The last time you cleaned out a kitchen cabinet was most people they'll be like I don't know. It's been a while here. So get rid of all the food that's expired stuff you don't need. Give it to somebody that needs it. I mean, if you haven't eaten something in like a year, you're never eating it. So get rid of it. Right, get your People. When they go shopping for a house, everybody they open their refrigerator, they open up the cabinet drawers. They don't want to see things all like a mess. So I'm just giving you some tips if you want to sell and get the most money out of your house.

So you want to have your house deep cleaned. Most people don't do this, but it's a good thing to do. A couple of times a year. Have your house deep cleaned. If your front door isn't nice and bright and shiny, you want to get that painted. You want to get a kind of nice reef for the front door. You want to have some plants not right, the second foot plants outside because it's Philly and it's cold plants, not right, the second foot plants outside because it's Philly and it's cold. But you want to be able to see each the front of the house because that's a curb appeal. That's what people look at first.

Okay, never too early to get a pre-home inspection. A pre-home inspection. But a pre-home inspection is a super important thing to have. I'll explain later why and how that works and why it's in your benefit to do that right now.

Right, so you want to organize organize is the main thing that you want to do and you want to start to think like okay, I'm moving, this is not going to be my house anymore, this is going to be somebody else's house. So start to emotionally detach yourself from your home, because now it's just a house and when we sell a house, we're not attached to it. Home is where we live, it's where we do all these great things, but a house is just a house and if you want to maximize the value for your house, then you got to get things in order. Okay, if you have a rail like this rail behind me here and it's like a little bit beat up, you want to get that painted. There's so many things.

I go through people's houses all the time. Either it's like very good, they don't have to do much, or I have to give you a little bit of homework to do. And I'm only going to give you that homework if you want to know what you can do to maximize every dollar in the sale of your house. As I said, house, home, house. So I have a list of the top 10 things that you can do to get your house ready for sale for the spring market.
